Due to the shortage of inventory discussed in the last post, these buyers are actually creating some multiple offer situations as they jump on the prime listings.</p>
<p>There are ways to position your house best for sale, so let me know if you&#8217;d like to discuss some tips on how to spruce your place up to create the greatest amount of appeal to a potential buyer.</p>
<p>I just listed a nice little bungalow in Washington Park at only $324,99 and will soon have a beautiful BIG Craftsman bungalow in Congress Park at around $600,000.</p>

Inventory is as low as I’ve ever seen it, which could create a golden opportunity for sellers as the market is usually about supply and demand.  Meanwhile interest rates are below 4% verses the long-term average of 7%, effectively creating a half price sale for buyers.  Good quality properties for these reasons are practically flying off the shelf.  If I were a seller, or a buyer, contemplating a move, I would take advantage of what could prove to be a relatively short-term opportunity.  </p>

At any rate, I’m glad to be back up and running and have received a lot of emails from folks wondering where it was and looking for area information. All is well that ends well.</p>
<p>Speaking of ending well, 2011 is quickly drawing to a close and it was another great year for my clients and those at Re/Max of Cherry Creek. Although the market hasn’t returned to its hey day (and don’t hold your breath hoping for that), sales are still reasonably strong and with inventory pretty low, may create some golden opportunities for sellers in the new year. It appears that the cause of the shortage of houses on the market includes several factors: first off, many homeowners are holding off selling because they think that the market is so bad, and they are pining away for the old days and higher prices; secondly, with the job market being as tight as it is, people just aren’t moving around as much as they have historically. For the past couple of decades, people moved on the average every 6.5 years. Currently the figure is closer to every 11 years; and lastly, many baby boomers are simply deciding to stay put with many feeling a bit uncertain about their retirement prospects give the US and world economies.</p>
<p>So, what will we have to look forward to in 2012? Very hard to say, but there may be a bit of a golden opportunity for those wanting to sell. With interest rates at historically low levels, the appearance of an economy beginning to show some strength and the shortage of listings for buyers to choose from, sellers could be in the best position that they’ve seen in years.</p>

Two other small historic districts contained in the area are the Stevens School Complex on the 1100 block of Columbine, and Snell&#8217;s Subdivision, which includes Colfax A &amp; B Place off the 1400 block of Cook Street.</p>
<p>The area is an eclectic mix of older residents, some of whom have lived here over 40 years, and young professional people drawn to the area because they appreciate the style, charm, and the convenience to being close to Cherry Creek shopping, buslines, downtown, hospitals, numerous parks and recreational facilities.</p>
<p>SOME OF THE ATTRACTIONS nearby include Congress Park itself with basketball, tennis, swimming and playing fields. Cheesman Park with its&#8217; wonderful views, Botanic Gardens with it&#8217;s superb outdoor programs,t City Park with the Zoo and Natural History Museum, he Tattered Cover bookstore, and the 7th Avenue Parkway, perfect for biking and jogging.</p>

Check out the Barolo Grill, Goosetown Tavern, Tommy&#8217;s Thai, Annie&#8217;s, Daz Bog, Chez Jose, Cucina Calore, Irish Hound Pub and others in Cherry Creek too numerous to mention. The Colfax corridor is undergoing an exciting revival with several new spots including the Mezcal, Atomic Cowboy, and Encore at the Lowenstein Complex.</p>
<p>PEOPLE ARE FRIENDLY. Join one (or all) of the three civic associations in the area, visit the local elementary schools including Bromwell, Teller, Steck, Good Shepherd &amp; Waldorf. Most, but not all of the children attend East High School and either Morey or Hill Middle Schools.</p>
